The Negotiations
Once we have found your house, next comes the negotiating. The first step in a successful negotiation actually comes at the beginning of the home finding stage.
Mortgage Approval
You need to get a mortgage approval. Not a pre-qualification. That just means if you didn't lie you can get a loan. A pre-approval is better, but a full blown mortgage commitment makes you a strong buyer. Your mortgage commitment ideally will only be subject to clean title, appraisal, and first lien position for the bank. It is much easier to get you a better deal if there is no question about your ability to close. The second leg of the pre-approval portion of the negotiations is the strength of your lender. If you already have a lender you have used in the past and are happy with, then use him/her. If not, we have lenders we recommend who we trust, who have a good reputation in the real estate community, and whose pre-approvals we can vouch for when pushing your offer. We don't take referral fees or "kick backs" in any form from these lenders and loan officers. We just want the best deal possible for our clients and to know the mortgage pre-approval is an honest one we can vouch for.
Price
In spite of the current economic climate, ours is not a market where you can go in and write "low ball" offers. On average, homes in north Oakland county are selling within 97% of their listed price. On average, our buyers are purchasing at 95% of asking price. Sellers and their agents realize that we are in a somewhat depressed market and are pricing accordingly. We will provide the facts about recent sales. If we are representing you, we can help you determine the best offer to make which has a realistic chance of succeeding.
